Jumeirah Garden City

Jumeirah Gardens is the name of a construction project in Dubai, United Arab Emirates.

The project

The project was presented by the new project developer " Meraas Development" in October 2008 at the world's largest real estate fair " Cityscape Dubai ". It is an urban remodeling, for its realization once extensive already built-up areas from the last 3 decades in parts of the district quarters " Old Satwa " and " Al Wasl " in Dubai's Jumeirah must be cleared by demolition. The total investment for these large-scale appreciation was estimated at the equivalent of 73.5 billion euros.

Demolition of built-up areas

At approximately 10.2 square kilometers redeveloped areas once to find space 50-60,000 inhabitants. Due to the planned high -density housing almost exclusively in high-rise buildings is promised to invest the newly designed area with lots of greenery; his character should be one of Park City, as an example here is the district called to New York's Central Park. In the nearly 6 km long strip of land northwest of the Sheikh Zayed Road, the east is bounded by the Al Diyafah Street and west on Safa Park ends, can be created as compacted zone with mixed residential and office buildings, a relatively narrow band. The existing there usually simpler and low living and Gewerbebauung should therefore be gradually demolished. Criticism has been especially by residents who live in the lively district with relatively low rents for years because they are the higher rents can not afford what an eviction is tantamount.

This central site will be covered with a navigable canal from east to west with a connection to the sea near the port Rashed. In the West, this waterway is also receiving a connection to the extended Dubai Creek, which runs south through the Business Bay and is just north culminate in the Persian Gulf. In the center of the development area, a lake-like expansion is planned as a district center. The project developer is planning eight outstanding " landmarks ", of which a super tall skyscraper, reminiscent in shape to a tuning fork with three tongues. Another skyscraper resembling a forefinger and another huge object is built as a three-piece archway.

Transport deep down,

In October 2009 Meraas Development has presented more detailed plans. The central axis of the slender building area to get a tunnel that stretches from north-east on the edge of Deira about 6 kilometers to the Safapark. The four-story building to accommodate multiple functions: first relief of the walk-in traffic from business traffic ( heavy vehicles, delivery vehicles ), 2nd recording a double-track subway and third installation of multi-storey parking levels. Whether this project is realized with the participation of the Transport Authority RTA is still open, the RTA has indicated no plans to build another section of the Dubai Metro parallel to Sheikh Zayed Road. It would therefore be an isolated "private" underground, similar to the private Dubai monorails.

Time horizon

The scheduling for Jumeirah Gardens provides for the development of a first smaller section of 2011-13, while the entire city part conversion should be completed by 2023. According to the Development Meraas the economic crisis should not lead this time to pause or postponement, but used as an opportunity: lower land prices currently provide ( End of 2009) for lower payments of compensation to the owners of re -using faces.

Conclusion: Dubai is the Jumeirah Gardens project for the first time on a large scale here, whole neighborhoods that are due to the existing simple building hardly " developable " in the sense of maximum utilization of throwing by buying up, face demolition and rebuilding fresh in the market. This should, for example, speculators and developers also open in the older parts of Deira and Bur Dubai floodgates. It will be interesting to observe whether the municipality will continue to evade responsibility for the further development of its older quarters under purely private - economic aspects.
