Palais Quartier

PalaisQuartier (own spelling: PalaisQuartier ) is a complex of buildings in the city center of Frankfurt am Main.

The complex consists of four buildings:

  • (Partial) reconstruction Palais Thurn und Taxis
  • Office tower NEXTOWER ( 136.0 meters)
  • High-rise hotel Jumeirah Frankfurt ( 99.1 meters)
  • My Zeil shopping center

In addition, under the approximately 1.7 -acre site between the Zeil shopping area and the Eschenheim tower was a parking garage with 1,396 parking spaces, the largest in the city center of Frankfurt, built. Construction began on 16 July 2004 with the demolition of the stock cultivations, the foundation stone for the new building complex was finally on 28 September 2005 .. In February 2009, the mall and the parking garage were opened. 2010, the high-rise buildings and the palace were completed. In August 2011 the Jumeirah hotel opened in October 2011, the arrival of the first tenants of the Nextowers is planned.

History

Known as the "post- Areal" land was sold by Deutsche Telekom for 230 million euros to the Dutch investor MAB in February 2002. In the same year, the architectural firm KSP Engel und Zimmermann Architekten was the winner of the urban design competition for the project. The first plans before seen, after the dismantling of the former main post office to begin from the 1950s at the latest in July 2004 with the new buildings and complete this end of 2006. In 2003, MAB known to begin in the summer of 2004 with the demolition work. On completion date end of 2006, however, was noted. In July 2004, the demolition began, but the site had to be shut down for months because of disputes with the land neighbors, so that the opening date was no longer tenable and has been postponed to 10 September 2008. After the signs that even this date is not to keep, had strengthened MAB gave in February 2008 that the opening of the shopping center will be delayed by another six months to 26 February 2009. The Palais Thurn und Taxis, and the two high-rise buildings will be completed in autumn 2011. The planned investment for the entire project was initially about 800 million euro, meanwhile, the total cost is estimated at about 960 million euros.

For the construction project was, among other things, the 69 meter high telecommunications tower, one of the first skyscrapers in Frankfurt in 1956, demolished. Was also demolished the Rundschau - house, which stood on the bordering property. This 5500 square meter property, which is not part of the Palais Quartier, was sold in June 2005 after 33 months of negotiations, the printing and publishing house in Frankfurt MAB. After the demolition of the Rundschau -house is initially served the construction site logistics for the PalaisQuartier. Designs for the new building were presented in 2006 by architect Langhof, so far the new construction has not yet begun.

The construction project was first known as " Zeil project ", after a long time as " FrankfurtHochVier " before the final name was presented with the "Palais Quartier ".

Palais Thurn und Taxis

That the whole complex name -giving Thurn und Taxis palace was rebuilt after historical model. It is not a faithful reconstruction but a small copy of the original late baroque town palace. The gatehouses obtained were demolished, their sandstone ornaments but were re-used in the construction.

Unlike before, the new Palais is free on all sides, so that the two wings of the Cour d' honneur now display sides to the north and south were that they did not have before because of the side yards. These facades were completely redesigned. Finally, the garden facade of the Corps de Logis had to be completely redesigned to reflect the modified cubature of the reconstruction. The building is a reinforced concrete structure and provided with a roof made of steel braces. Externally there will still appear as a historic building, home to a multi-function hall for 1000 people in the basement, retail and fine dining on the ground floor and offices on the upper floors. The building is finished externally, took place after the elaborate interior work but so far not the collection of tenants.

NEXTOWER

Behind the reconstruction of the palace stands at the newly created Thurn-und- Taxis-Platz 6, a 136 meter high tower, also designed by KSP Engel and Zimmermann. It has bent façades matt shimmering aluminum and glass in slightly deconstructivist style. The office tower has 32 ​​floors to 48,000 m² total area. In the lower floors are the lobby and several conference rooms on the fourth floor there is a direct access to the immediately adjacent shopping mall My Zeil. In 90 meters, there are two roof terraces, which are not publicly available, however. The law firm Jones Day has hired about 2,800 m² of office space for its Frankfurt office and is due to move in October 2011. The consulting firm Euro Group Consulting has about 700 m² rented the 32nd floor and is due to move in early 2012. About other rental agreements (February 2012), nothing is known. 2007 a ​​lease had already been closed for about a third of the office space with the Dutch bank ABN AMRO, but it never came to a collection of tenants.

Jumeirah Frankfurt Hotel

In addition to the NEXTOWER stands at the Thurn-und- Taxis-Platz 2, another high-rise building with 24 floors and 99 meters high. In April 2009, a lease was signed with the international hotel chain Jumeirah Group in Dubai, the Jumeirah Frankfurt Hotel was opened after an elaborate interior construction in August 2011. The five- star hotel with 218 rooms, is the first hotel of the Jumeirah Group in Germany and the third hotel in Europe to London with two hotels Jumeirah. The hotel has a 364 m² ballroom on the third floor, separate saunas for men and women as well as a Presidential Suite on the top floor. My Zeil shopping center

Designed by Massimiliano Fuksas mall My Zeil is the pedestrian connection from the Thurn-und- Taxis-Platz to the Zeil shopping street. Over 100 stores spread across 47,000 m² of retail space on six floors. The largest tenants include a Rewe supermarket in the basement, the Haberdasher Anson's on three days parts, gym Fitness First as well and in the third and fourth floors of electronics and home appliances market Saturn. In My Zeil is also home to a branch of the California fashion company Hollister Co., the first in continental Europe.

Architectural features of the building are the organically shaped glass roof, the trunk-like glass rain water runoff Zeil and the 46 meter long " Express" escalator directly into the fourth floor, the 'gastro - boulevard " leading from the ground floor.
