Semi-detached

The term semi-detached house is different, but partly overlapping definitions of construction.

Domestic architecture

In the domestic architecture semi-detached house means two built together and often uniformly designed houses. In Austria, the term is used for coupled design.

Usually spoken by a twin house, when two houses ( " semi-detached " ) are built on the plot together; but are also one or more semi-detached houses on a plot unseparated possible (eg in the legal form of housing and partial ownership ). It is crucial for the design, that it is ( today two walls with insulated partition line formerly common fire wall ) are separate stand-alone building two fully protected by a fire containment. The two halves are often of similar design, often with axially symmetrical façade and floor plan. This is similar to a typical semi-detached two mirror- symmetric single houses.

Usually it is in the common wall to a side wall of the building. If it is the back wall, then it is called back-to -back construction. If the two halves not symmetrical design to realize you pronounce " semi-detached " from. Put more than two buildings with their side walls to each other, it means the building complex house group. The advantages of this design compared with free- standing buildings are a better area utilization of land and a reduction in heating costs by a lower outer wall portion. Disadvantages are that each one must remain windowless wall and in the restricted sound separation of the two detached houses.

Historic manor architecture

The double house (also double roof house ) is in the historic manor architecture in Schleswig -Holstein, a variant of the so-called multiple house. Here are the components of the structure of two joined along rectangular houses, run their gabled roofs parallel and thus give the house its distinctive silhouette with two side by side gables.

Construction Law

In the German building law a double house referred to § 22 Land Use Ordinance ( BauNVO ) a building structure with two on one side of the plot together built houses. The crucial factor is the position of the plot. Semi-detached houses on undivided land apply building codes as a single house. It is irrelevant the number of apartments or entryways. Thus, building regulations form a semi-detached multi-family houses or office buildings. Other types of buildings to the open construction to § 22 BauNVO are the single house and the house group.
