Power center (retail)

A retail park ( FMZ ) ( in Austria: Retail Park ) is a collection of min. four medium-to large-scale retail or retail-warehouse -like shops of various retail sectors. Unlike a retail agglomeration ( consisting of so-called single big boxes ), there is a retail park of a building complex and is usually managed and marketed by an operator.

Usually they are applied on one level, have no pronounced Mall. Furthermore, a retail center is characterized by a large and free parking facilities. A retail park is a special form of the shopping center.

In addition to typical professional markets with demand-oriented goods and large supermarkets or hypermarkets are located in a retail center in order to cover daily consumer goods in general.

International definitions

Austria

In the definition of the Austrian Professional Association for shopping centers, the term Retail Park is used as a synonym for retail park. 2012 Austria had 86 retail centers, with a total of over 890 400 m².

Germany

Differentiating the shopping center in Germany according to the Center - type, the retail centers are 21.6 percent behind the classic shopping malls in second place. In early 2011, Germany had already some 140 retail centers with a business area of ​​around 3.75 million m². Retail parks are particularly on the outskirts (58 centers) and in district center (30 centers) represented. According to media reports, retail parks are currently (as of 2013), the retail real estate with the highest returns.
