Royal Institution of Chartered Surveyors

The Royal Institution of Chartered Surveyors ( RICS ) is a British professional association of real estate professionals and real estate experts.

The object of the RICS

The Professional Association was founded in 1868 and received in 1881 the Royal Charter of the United Kingdom, granted by Queen Victoria.

Organization

The RICS has worked as a professional association worldwide. The main tasks of the RICS are:

RICS in Germany

The RICS has been present in Germany since 1993. The RICS Germany eV was disbanded in 2010 as part of the restructuring and replaced by a Limited (based in Frankfurt am Main). The RICS has over 2,300 members in Germany, more than 1,000 MRICS and FRICS. Other levels of membership are student membership and trainee, ie preparation for the entrance exam.

Admissions process

The path to Chartered Surveyor via the APC ( Assessement of Professional Competence ) which opens the Final Assessment in a final examination. After passing the examination, the members may have the title MRICS.

The prerequisites for admission to the APC are high. The following routes are possible:

  • GRADUATE 1 Route - for candidates who have a RICS accredited degree and still have no work experience
  • GRADUATE 2 Route - for candidates who have a RICS accredited degree and five years of relevant professional experience
  • GRADUATE 3 - for candidates who have a RICS accredited degree and at least 10 years of relevant professional experience
  • ADAPTATION ROUTE - for candidates with at least ten years of relevant professional experience and have a non - RICS accredited degree or a professional qualification of a partner organization of the RICS
  • SENIOR PROFESSIONAL route - for candidates that hold a senior position in the real estate industry
  • ACADEMIC route - for candidates who work as lecturers or research at a RICS - accredited institution

Depending on the six aforementioned routes the recording and examination criteria, additional individual conditions are in accordance with evidence. Basically, an applicant for a certain subject profile must decide which is examined in the context of the APC / FA.

The test is performed as a panel of two examiners. A third person, the so-called " floaters ", monitors compliance with the examination rules, but does not interfere with the test. The failure rate was in recent years usually about 30%. The test may be repeated any number of times. Of the approximately 1,000 members who have taken the exam in the past, the vast majority required no more than 3 attempts. The test is characterized by a strong practical relevance. It's less about the review purely theoretical knowledge than to the evidence for the use of recognized academic approaches in practice.
