Warsaw Spire

Warsaw Spire is a real estate project under construction in Warsaw. The office building will be built at Ulica Towarowa in the city district of Wola since June 2011. After completion (planned 2014) to the high-rise are among the tallest buildings in Warsaw, Poland.

History

On the site there was originally a building complex of Bellona SA ( Wydawnictwo Bellona ), a company specializing in military literature, book and magazine publishing company with print, which was state-owned. Because of high debt was the publisher with his property for years for sale. The company Eastern Europe, a subsidiary of the Belgian real estate development company Ghelamco, was awarded the contract after protracted negotiations by the Polish Ministry of the Treasury. On 31 May 2011 the contract was - together with a company founded by employees of the publisher (Dom Wydawniczy Bellona Spólka Pracownicza SA) - signed. The value of the contract was estimated at 47 million zloty. The publisher should be continued according to the will of the new owner; the continuation is also a condition of the contract. Ghelamco explained that the use of the land for the construction of a new building was the main aim of the transaction. Shortly after signing the contract, much of the Bellona building was torn down and started to work for the new building. The cost of the project is estimated at around 250 million euros.

Part of the old Bellona building complex was obtained. It is to be renovated and used in future as an office building. This building is according to the real estate developer, not a historical monument, but is classified as a reserve value of urban conservation office. 2011 Warsaw Spire Award ( Wybitny project architektoniczny Roku w Polsce ) with the first place in the Euro Build Awards 2011 in the category of most demanding architectural projects of the year.

Architecture

The emerging group of buildings will consist of three parts. A 220 meter tall tower is framed by two each 55 meters high buildings. Overall, as a -to-use area of ​​approximately 100,000 square meters will be built, which is next to offices also contain service and retail space. A surrounding patio area of 4,000 square meters will include green areas, water fountains and restaurants. The architecture of the system comes from the Belgian office Jaspers & Eyers partner.

The skyscraper will have a striking silhouette. On an oval ground plan standing, it receives a detailed (additional) glass façade that acts like a coat. For ul Towarowa this glass facade is opened up it juts generously over the core building.

The core building will be 188 meters high and reach with the patch, the eponymous " Spire " a total height of 220 meters. In this building as around 60,000 square meters of space will be created. The up half arc around the core building closing on both sides outbuildings will provide each about 20,000 square meters of space. The distributed to five basements parking garage is designed for 1,200 cars. The blueprint envisages to build the basements in the diaphragm wall method. Never before was in Poland to such a depth (55 meters) built by this method. For civil engineering, the company Soletanche is responsible. The building should meet the highest standards of ecological and energy-optimized operation.

The tower will be 12 meters higher than the previously tallest office building in Warsaw, the immediately adjacent Warsaw Trade Tower. This Waraw Spire is also the tallest office building in the country.

In the future, the construction of a second tower is planned on the site. The 160 meters high, a little further north-east standing apartment building should have the name "Chopin Tower". About 100 meters east of Warsaw Spire is since 2007 the Warsaw Hilton Hotel.
